HOW DO YOU CHANGE A MID-MONTH LEASE TO ONE THAT BEGINS ON THE 1ST.?

I have a reside which was upon a 6 month franchise which will finish this month. She has concluded to pointer a brand new twelve month franchise though we wish to begin this upon a 1st of a month instead of her prior which was due any month upon a 15th. How do we have a switch but screwing possibly celebration financially?

    You create new lease with rent due on 1rst, but starting on 15th of first month, prorating the rent by dividing rent by 30 and multiplying by 15 to get rent–or just take one-half rent amount. Or start lease on first and have her pay rent for the half month outside the lease, either way. For the half month between old lease and new lease, you pro-rate the rent as it is for a partial month, charging for only half the rent.

    The lease can start on the 1st with the rent due on the 15th. That is perfectly legal.
    Now if you mean that you want the rent due on the 1st then that is still not a problem. You just write the new lease with the rent being due on the 1st. She does not owe you any extra money. She just pays full rent on the 1st instead of the 15th. Nobody gets screwed.
    EDIT: She does NOT pay prorated rent this month. She will pay this months rent in full on the 15th and July rent in full on the 1st. She is still paying for the same # of days just on a different day of the month.
    If she only pays prorated rent this month then you are out 1/2 month rent.

    just pay half the rent on the 15th than the full rent on the 1st
